1. When do I need a permit?
If you intend to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system.
Work that is exempt from permits would include the following:
a. one story accessory buildings less than 200 square feet
b. fences not over 6 feet high
c. retaining walls not over 4 feet tall
d. water tanks supported directly on the ground and no more than 5,000 gallon
e. sidewalks and driveways
f. painting, papering, tiling, carpeting, cabinets, counter tops, and similar work
g. swings and other playground equipment
h. window awnings supported only by an exterior wall
i. decks that do not exceed 200 square feet in area, are not more than 30 inches above grade at any point, are not attached to the structure and do not serve the required exit door.
2. What do I need to get a permit?
Some permit can be obtained by just filling out the permit application and paying the fee, such as replacement of HVAC equipment and electrical service upgrades of residential or commercial buildings. Most will require scaled drawings of the proposed project which could include a site plan, footing and foundation plan, floor plan (including electrical) and a wall section.
3. How long does it take to get a permit?
Some permits can be picked up the same day they are applied for. Other small projects may only take a few days while a new building or major renovation or addition may take as long as two weeks.
